Located in Wilmington’s bustling entertainment and dining district, the 130-unit project will cost $40 million to complete. The company now has four ongoing projects, following the completion of its two largest last year, with additional developments in Bucks, Chester, and Lancaster counties.

“When we’re looking at new developments and ground-up construction, we want to have a confidence that we will be able to lease them up rather quickly,” said Matt Johnson, vice president of real estate development at Berger Development. “All the markets that we’re building in, we see a pretty good demand for apartments.”

The company also has roughly 500 units currently under review, including 381 apartments planned for the Exton Square Mall redevelopment. That project has encountered a setback after being denied approval by the West Whiteland Township Board of Supervisors.

Trolley Square Apartments is scheduled to open in early 2027 and will offer a mix of one and two-bedroom units as well as 130 parking spaces.
