A Gladwyne Mansion That Defies Today’s Lower Merion Zoning Codes Hits Market

A grand Gladwyne estate with 8 bedrooms, 14 bathrooms, and historic craftsmanship hits the market for $7.875 million.

A stately 18,000-square-foot mansion in Gladwyne’s coveted estate section has hit the market, listed for $7.875 million, writes Ryan Mulligan for the Philadelphia Business Journal.

Tucked behind gates on 1.5 manicured acres along Waverly Road, the home offers eight bedrooms, 14 bathrooms, and luxury features across four sprawling levels — including a pool, a four-car garage, a home theater, a wine cellar, and even an elevator.

Originally built by renowned Main Line master builder William Smith, the home was purchased in 2006 by Philadelphia developer Eric Blumenfeld for $7.275 million. Blumenfeld, known for major restoration projects like The Met and the Divine Lorraine Hotel, is now parting ways with the property.

Listing agent Andrea Desy Edrei of Serhant Pennsylvania says the current price offers significant value. Construction costs today would likely top $14 million, making this mansion a rare opportunity.

Thanks to changes in Lower Merion’s zoning code, a home of this size and height — with soaring 20-foot cathedral ceilings, six fireplaces, and multiple terraces — couldn’t even be built today.

For someone seeking Main Line grandeur, this Gladwyne gem is truly one-of-a-kind.
