Lower Merion’s Piazza Project Promises Housing, Shops, and Parking in Ardmore

The Piazza project in Ardmore will bring 270 apartments, retail space, and public parking to Lancaster Avenue, reshaping downtown.

Lower Merion residents got a closer look at a major development that’s set to reshape downtown Ardmore, writes Denali Sagner for the Philadelphia Inquirer.

The long-awaited Piazza project will add 270 apartments, nearly 30,000 square feet of retail space, and 480 parking spots along Lancaster Avenue from Greenfield to Ardmore Avenue.

The project, led by Radnor Property Group, replaces two car dealerships, the shuttered IHOP, and several vacant lots. The plan was first approved in 2021, but shifting market conditions have altered some of its features. Instead of a grocery store, developers now envision a dining option such as a café.

Construction is scheduled to begin after Thanksgiving and is expected to take two years.

“This is another big piece in all of the changes that have been coming to Ardmore in the past five to 10 years,” said Alec Hersh, executive director of the Ardmore Initiative.

Local planners note that the Piazza development aligns with Montgomery County’s Montco 2040 Comprehensive Plan, which calls for mixed-use, walkable communities. Supporters say it will anchor Ardmore’s growing downtown, though concerns remain about traffic, schools, and preserving Ardmore’s small-town feel.
