CHOP Buys $24.5M Office Building as It Expands Presence in King of Prussia

Children’s Hospital of Philadelphia is adding to its King of Prussia campus, writes John George and Paul Schwedelson for Philadelphia Business Journal.

The pediatric health system has purchased a 97,290-square-foot office building at 460 N. Gulph Road for $24.5 million.

The office building formerly occupied by UGI Corporation is right across the street from CHOP’s Middleman Family Pavilion.

CHOP hasn’t outlined yet the purpose of the new purchase, but a spokesperson said in a statement, “We acquired the property as part of our facilities roadmap to ensure access to high-quality, convenient care for our patients when and where they need it.

“While we do not have a specific use plan to share at this time, our focus has been on operationalizing and maintaining the property as an important part of our footprint.”

CHOP initially began building a presence in King of Prussia in the 1990s with two care sites near the King of Prussia Mall.

Since then, the pediatric health system has opened a specialty care and ambulatory surgical center and Middleman Family Pavilion, an 84-bed inpatient pediatric hospital, adjacent to it.
