Eleven Montgomery County municipalities are among the top fifty priciest places and most expensive neighborhoods in the Philadelphia region in 2020, according to a staff report from Philadelphia Magazine.
Gladwyne took the top spot with a 2020 average home price of $1,298,390, representing a one-year change of 21 percent.

Villanova is in second place with an average home price of $1,227,754, while Bryn Athyn Borough rounds out the top three with a median home price of $1,055,000.
Bryn Mawr is at No. 11 with an average of $809,176, followed by Merion Station at No. 14 with a $765,271 average. Wayne is next at No. 15 with a median house price of $759,103 and Lower Merion Township is close behind at No. 16 at $758,154.
Next is Lower Gwynedd Township in No. 20 with a $694,978 average home price, followed by Wynnewood in No. 38 with an average price of $581,097.
Meanwhile, Narberth Borough is at No. 45 with a 2020 average home price of $545,973.
The list is rounded off by Whitemarsh Township in No. 46 at $529,435.
