City Avenue Shopping Center in Overbrook Park is addressing the growing threat from internet shopping by continuously adapting to consumer needs, writes Suzette Parmley for Philly.com.

To achieve this, the 162,135-square-foot center on Route 1 at the edge of Montgomery County, is now occupied by smaller stores. These include TJ Maxx and Ross Dress for Less, a pair of dollar stores, and an Applebee’s. Soon it will also be home to the rapidly expanding beauty chain, Ulta.

These have replaced its traditional mall stores such as Sears Home Center and Radio Shack. The result is that City Avenue Shopping Center is now a popular destination for a wide range of consumers spread across the economic spectrum.

“Right now, traditional malls are losing traffic and sales, while power strip and some neighborhood centers are gaining traffic and sales,” said Craig Johnson of consulting firm, Customer Growth Partners. “These hot retailers will generate more sales and help the developers make more money.”
