Conshohocken’s Keystone Property Looks to Purchase One Washington Square for $110 Million

Conshohocken's Keystone Property is looking to purchase One Washington Square.

After passing on the office portion of Two Liberty Place, the Keystone Property Group has shifted its attention onto One Washington Square, writes Natalie Kostelni for the Philadelphia Business Journal.

The Conshohocken-based real estate company has put the office building overlooking Independence Hall under agreement for an estimated $110 million.

If the transaction goes through, One Washington Square would add to Keystone’s growing presence in the historic area, joining the Dow and Curtis buildings already owned or co-owned by the company.

One Washington Square consists of 850,000 square feet, which was around 40 percent vacant. However, recent deals for nearly 140,000 square feet with new tenants including AgroFresh, a Dow Chemical offshoot, the Foundation for Individual Rights in Education, and Hersha Hospitality Trust have taken up some of that space.

This potential deal comes two years after Philadelphia-based Rubenstein bought One Washington Square, infusing it with capital and investing in a series of restoration and upgrades that the three building complex sorely needed after years of neglect.

A spokesman for Rubenstein declined to comment on the possible agreement.
