New Age-Restricted Community Could Be Coming to Upper Southampton

Upper Southampton officials have received plans for a new age-restricted community along Stump Road on a 20-acre site.

Upper Southampton officials have received preliminary plans for a new age-restricted community on a 20-acre site along Stump Road, writes Lacey Latch for the Bucks County Courier Times.

The sketch plans outline 34 semi-detached twin single homes for a property at 1230 Stump Road. The current single-family home on the site would have to be removed to accommodate the project.

Homes would be arranged around a cul-de-sac, each spanning about 2,500 square feet with a two-car driveway. The proposal also includes approximately 14 acres of open space, along with a walking trail for residents.

“I spent many years in the forest there and it really makes me happy that we can preserve 68 percent of the property undisturbed in its raw state for this community to continue to enjoy that space,” said property owner Michael Chisulio.

The site is currently zoned R-1 Residential Conservation District, where single-family detached homes are allowed on lots of at least one acre and cluster developments require a minimum of ten acres. The developers are seeking a rezoning to the NAA – Neighborhood Active Adult Community Overlay District, which would allow townhome-style development and a zoning amendment that would allow twin single homes.
