Horsham, Upper Dublin Poised For Development Boom

Following the explosive growth of King of Prussia, Horsham and Upper Dublin seem to be on the cusp of their own development renaissance, writes Natalie Kostelni for the Philadelphia Business Journal.

Currently, there are around $500 million in new developments in the works in Horsham, with more scheduled to start this year. Meanwhile, Upper Dublin is also poised for a round of new development over the next several years.

Horsham and Upper Dublin officials have followed the example set over the last decade by King of Prussia and used it as a guide on how to best stimulate investment and development.

Four years ago, Horsham hired its first director of community and economic development. A year later, the township adopted new zoning to allow for mixed-use developments where only offices were allowed. It is also aggressively investing in infrastructure, including a network of trails and sidewalks.

“We’re not just sitting here waiting,” said William Walker, Horsham Township Manager.

Upper Dublin followed suit last year by adopting the Greater Fort Washington Zoning Ordinance that permits multifamily and other uses for the Fort Washington Office Park. This has already sparked more interest in the park.
