Horsham’s Toll Brothers has purchased an eight-acre plot in Hatboro for $3.9 million for the development of a new townhouse community, writes Natalie Kostelni for Philadelphia Business Journal.

Named Hatboro Station, the development will have 72 three-story townhouses ranging from 1,700 to 1,900-square-feet. Prices will start in the mid-$300,000 range, significantly lower that the Montgomery County developer’s usual prices.

Hatboro Station is part of Toll Brothers’ new “T Select” affordable line of housing. In addition to lower prices, there will also be a simpler buying process and fewer customs options that often bump up the price.

This represents a shift from Toll Brothers which normally focuses on developing high-end homes with extensive upgrades and options.

These can increase the price of a unit by tens of thousands of dollars. With its latest line, the developer is planning to tap into the market of buyers who simple cannot or do not want to invest that much money upfront.

“Before we could only reach a certain portion of the market,” said Chuck Breder, division president at Toll Brothers. “Now we can reach buyers at a lower price point.”
