Universal Health Services has a dream to consolidate the heart of its growing psychiatric care empire, and recent real estate moves are setting up the chess board around King of Prussia.

Universal Health has acquired the two properties to the east of its current South Gulph Road headquarters in separate transactions this month and last, according to a Philadelphia Business Journal report by Natalie Kostelni and John George.

The first deal was for the 132,089 square feet at 455 S. Gulph Road known as Executive Terrace, and last week Universal Health closed on the property in between, a 21,000-square-foot parcel on 3.2 acres leased to Bala Engineers. Executive Terrace cost the company $37.7 million, and Bala’s building last sold for $2.97 million a year ago.

The two new purchases will remain leased for some time, as Universal Health hasn’t drawn up plans for uniting the spaces or possibly bringing in employees from its 58,000 square feet in Wayne.

The $9 billion-a-year operation runs the Horsham Clinic, Brooke Glen Behavioral Hospital in Fort Washington and 240 others across the U.S. and U.K.
