A New Vision for Bala Cynwyd: $1 Million Investment Aims to Revitalize Bala Avenue

A $1 million investment is set to transform Bala Avenue in Bala Cynwyd from a struggling main street into a walkable, vibrant destination.

Bala Cynwyd sits at one of the Philadelphia region’s most heavily developed commercial corridors, but its main street has long struggled to match that promise.

Now, local leaders are betting a major investment can finally close that gap, according to The City Ave District.

The $1 Million Investment

The City Ave District recently secured $1 million through Pennsylvania’s Main Street Matters program to support the ongoing revitalization of Bala Avenue, a key commercial corridor just off City Avenue in Bala Cynwyd.

The funding is part of a broader effort to transform the area into a more walkable, vibrant destination for residents, workers, students, and visitors alike.

Built for a Different Era

The timing could not be more deliberate. While City Avenue remains one of Montgomery County’s wealthiest and most developed commercial districts, it was built for a different era.

It was one defined by office towers, wide roadways, and the assumption that people would drive in, conduct their business, and leave.

As remote work reshapes daily routines and mixed-use neighborhoods grow in appeal, planners are pushing for something more: a place where people actually want to linger.

What the Transformation Will Look Like

Plans for Bala Avenue include improvements to walkability, public spaces, streetscapes, public art, and greenspaces, alongside direct support for small businesses. The goal is a more connected, pedestrian-friendly environment that builds on the corridor’s existing mix of office, retail, and residential development.

Officials are also hoping the upgrades will draw new dining, shopping, and entertainment options while spurring redevelopment of properties that have sat underutilized for years.

A Vision for a Genuine Downtown

Taken together, the effort points toward a larger ambition for City Avenue’s future. Rather than layering on more traditional office space, stakeholders want to build something the corridor has never quite had. They want a genuine downtown, where commerce, housing, culture, and community life share the same streets.

For a gateway between Philadelphia and the Main Line that has long been more thoroughfare than destination, that vision represents a meaningful shift.
