After nearly two years of delays, a major redevelopment project in Willow Grove is finally moving forward, writes Paul Schedelson for The Philadelphia Business Journal.
Federal Realty Investment Trust plans to begin demolition this spring at the Willow Grove Shopping Center to make way for 261 apartments and new retail space.
The $105 million project will replace 130,000 square feet of outdated retail at 122 Park Ave. with a six-story residential building, 35,000 square feet of new retail, and a six-story parking garage.
The apartment building will feature amenities including an interior courtyard, swimming pool, fireplaces, and an outdoor plaza designed to create a more walkable, community-centered environment.
Plans also call for eight two-bedroom townhomes along Park Avenue.
Upper Moreland Township granted conditional approval in 2023, but the project stalled amid a lengthy approval process.
Federal Realty now expects demolition to begin in April, with construction starting mid-to-late summer. If timelines hold, residents could begin moving in by spring 2028.
The redevelopment continues the shift from aging retail toward mixed-use, transit-friendly housing in Montgomery County.
Built in 1953 and owned by Federal Realty since 1982, the Willow Grove Shopping Center is being reimagined as a place where residents can live, shop, and gather all within walking distance of public transportation.
