Ardmore’s Suburban Square has reached full occupancy following a surge of new leasing activity, writes Paul Schwedelson for The Philadelphia Business Journal.
In recent months, a leasing surge brought 13 tenants to the popular open-air retail center.
The growth aligns with the completion of Coulter Place, a 131-unit residential development that added 20,000 square feet of retail space to the property. The center was already anchored by brands like Apple, Trader Joe’s, and Life Time.
Now, Coulter Place continues to attract a mix of national retailers and service-oriented businesses seeking access to the Main Line’s affluent customer base.
Several of the new tenants mark first entries into the Philadelphia suburban market, including Barry’s, On Running, and Boll & Branch. Others, such as Patagonia, New Balance, and Arhaus, are expanding their regional presence. Smaller concepts like Popup Bagels and The Buttery add a localized, high-demand appeal.
The center’s momentum reflects broader shifts in consumer behavior, with shoppers increasingly favoring open-air, walkable destinations closer to home. Zoning changes in Lower Merion Township have further supported growth by allowing for increased residential density near the retail hub.
With a tenant mix that encourages frequent visits, Suburban Square has solidified its position as a leading mixed-use destination on the Main Line.
