Carolyn O’Halloran, in Savvy Main Line, reports two Main Line refreshes designed to keep the commercial-residential scene vivid and growing.

Coulter Place is a $100-million upscale apartment/retail complex that replaces a former Urban Outfitters site.

The mixed-use project is a joint venture between Suburban Square owner Kimko Realty and Bozzuto Group, a Maryland home- and apartment-building firm.

Coulter Place residents will bask in amenities such as a pool, outdoor courtyard, a game room, and well-appointed lounge.

The structure’s street-level tenants will be retailers and perhaps a restaurant with outdoor seating.

Coulter Place is one of two current Montgomery County projects for Bozzuto; the second is a 270-unit structure in Bala Cynwyd.

On the dining scene, Garrett Hill — a Bryn Mawr neighborhood — is getting Exit 13 Gastrobar.

It’s taking the spot of the former Garrett Hill Pizza and retaining its DNA; Luciano Di Felice, Exit 13 owner-operator, is the son of the pizzeria’s original proprietors.

He’s gutted the former restaurant, created airiness by eliminating a second floor, and installed openable garage doors to add a seasonal alfresco feel.

“I didn’t want to give up on this building,” Di Felice said, referring to his former tie to it.
