Maguire Hayden Secures $58M Refinancing for 300 Four Falls Headquarters in West Conshohocken

Maguire Hayden Real Estate obtained a $58 million loan to refinance the West Conshohocken office building that serves as its headquarters.

Maguire Hayden Real Estate has obtained a $58 million loan to refinance 300 Four Falls, the West Conshohocken office building that serves as its headquarters, writes Paul Schwedelson for the Philadelphia Business Journal.

The nearly 300,000-square-foot property is located at 300 Conshohocken State Road, between the Schuylkill River and I-76.

The building is 91.6 percent leased and, beyond Maguire Hayden, houses tenants including Bank of America, wealth manager Raymond James, and the John Templeton Foundation.

Barclays and an entity managed by Argentic Investment Management provided the five-year, fixed-rate loan. Maguire Hayden was represented by JLL’s Chad Orcutt in the refinancing.

“The end result validates our view that the appetite for well-located, Class A office product spans across investment cycles,” said Maguire Hayden CEO Tony Hayden Jr.

Completed in 2003, the seven-story 300 Four Falls features trophy office penthouse suites on its uppermost level, a conference center, café, fitness center, and tenant amenity space, along with six levels of covered parking.

Maguire Hayden’s portfolio consists primarily of office and industrial properties across the East Coast.
