Lower Gwynedd–based Sal Paone Builder is planning to transform the aging Plymouth Ridge Corporate Center into a 159-townhome neighborhood, writes Ryan Mulligan for the Philadelphia Business Journal.
The Plymouth Township Council unanimously approved rezoning the 38-acre site at 521-531 Plymouth Road from office and laboratory to residential. Four largely vacant office buildings will be demolished. The remaining 37,000-square-foot structure will serve as the new home for Mission Kids Child Advocacy Center.
The project will span roughly 29 acres and include two- and three-story townhomes ranging from 2,250 to 2,500 square feet with three or four bedrooms. Plans call for 350 parking spaces, not including garages. Sal Paone Builder is acquiring the site from EQT Real Estate, which has owned it since 2015. They are now preparing their land development application.
Paone’s latest venture builds on its success with Plymouth Valley Estates and the Preserve at Maple Glen in Horsham, where homes start around $699,000.
The proposal joins a wave of nearby housing projects in Plymouth Meeting, including Keystone’s conversion of an office next to the Plymouth Meeting Mall into 149 apartments and BET Investments’ plans for 200 apartments and retail nearby.
