Prime Retail Property Near King of Prussia Mall Hits Market with Top Tenants Secured

A 10,000-square-foot prime retail space near King of Prussia Mall is for sale, featuring top-tier tenants.

A brand-new retail hotspot is coming to the bustling King of Prussia area, and it’s up for grabs, writes Paul Schwedelson for the Philadelphia Business Journal.

This 10,000-square-foot building at 129 S. Gulph Road is hitting the market for $13.29 million, offering an exciting opportunity for an investor looking to own prime real estate with top-tier tenants already in place.

Slated for completion by early summer, the space is already home to two popular chains: Mediterranean eatery Cava (2,100 square feet) and breakfast-and-lunch favorite First Watch (3,900 square feet). The remaining 4,000-square-foot space is still up for lease, with discussions underway. Gulph Creek Hotels, the property owner, is hoping to bring in a non-food tenant to balance the mix and keep parking hassle-free.

Located at the ultra-busy intersection of Gulph Road and Route 202—where 80,000 vehicles pass daily—this property sits next to the 136-room Residence Inn and 68-room The Prussia Hotel

Listed by MSC’s Jesse Dubrow and Douglas Green, the property’s price reflects its prime location, strong tenants, and a 5.5% cap rate. Gulph Creek Hotels is also prepping another nearby retail space at 795 W. Dekalb Pike, expected to hit the market later this year.
