King of Prussia District Unveils 2025 Report Showcasing Growth, Innovation, and Community Progress

King of Prussia District's 2025 Report highlights 2024 growth, economic trends, and key community improvements across Upper Merion.

The King of Prussia District has launched its 2025 Report to the Community, offering a snapshot of KOP’s 2024 economic performance, development, and community progress, according to a press release from VisitKOP.

Available as an interactive website, the report highlights commercial and residential growth, infrastructure improvements, and strategic initiatives shaping the area’s future.

King of Prussia’s commercial real estate remains strong, closing 2024 with a low office vacancy rate of 9.3% across 162 properties and 8 million square feet of space. Retail vacancy was just 2.3%, with 41 new businesses opening in the past year. The development pipeline continues to grow, with major life sciences, housing, and entertainment projects underway.

Visitor and employee trips are on the rise—up 3.4% and 39.4% respectively—signaling a return to pre-pandemic activity and boosting the local economy. The King of Prussia/Valley Forge area also remains the region’s largest life sciences hub, with 2.8 million square feet of space and a 4.5% vacancy rate.

Community enhancements made headlines in 2024, including the award-winning First Avenue Linear Park and plans for Recharge Park. Upper Merion was ranked the #2 Best Place to Live for Families by Fortune, with population and housing continuing to grow.
