
King of Prussia District launched its 2025 Report to the Community, an interactive website highlighting King of Prussia’s 2024 growth and economic performance, as well as the District’s impact through its initiatives.
Founded in 2010 and recently renewed through 2035, King of Prussia District is dedicated to accelerating economic growth by making KOP vibrant, attractive, and prosperous. The report provides insights into King of Prussia’s commercial real estate, hospitality, retail, healthcare, and life sciences sectors, while also highlighting the community’s expanding workforce and residential growth. Additionally, it spotlights the District’s efforts to enhance KOP’s business climate, infrastructure, and overall quality of life.
Five key takeaways from the report:
- Upper Merion Township/King of Prussia’s (UMT/KOP) commercial and development sector continues to thrive, with low vacancy rates and a robust pipeline of new projects. UMT/KOP closed out 2024 with a strong commercial real estate market, maintaining a low office vacancy rate of 9.3 percent across 162 properties and eight million square feet of space. Retail vacancy remained exceptionally low at just 2.3 percent, bolstered by the opening of 41 new businesses in the past year. KOP’s robust development pipeline continues to expand, with major retail, entertainment, housing, life sciences, and logistics projects actively underway.
- Visitor and employee trips continue to rise, reinforcing Upper Merion’s role as a dynamic economic and employment hub. Visitor trips to UMT/KOP have increased by 3.4 percent over the past three years, while employee trips have surged by an impressive 39.4 percent. The increase in annual trips indicates a return to normalcy in UMT and helps fuel retail and dining sales in the township.
- The King of Prussia/Valley Forge submarket continues to solidify its position as the largest and most dynamic life sciences center in the Philadelphia region. The King of Prussia/Valley Forge submarket remains the largest life sciences center in the Philadelphia region, with 2.8 million square feet of dedicated space supporting biotech, pharmaceutical, and medical research companies. With a low 4.5 percent vacancy rate and competitive rents, KOP continues to attract investment and innovation. As life sciences drive economic growth, King of Prussia’s infrastructure, business ecosystem, and accessibility position it as a key player in the region’s future.
- Significant community enhancements, including new parks and infrastructure projects, are improving quality of life and earning regional recognition. Upper Merion saw notable progress on community infrastructure in 2024, including the completion of the First Avenue Linear Park, which was honored with the prestigious Montgomery Award for excellence in planning and design. Additionally, King of Prussia District is spearheading efforts to develop Recharge Park, a new public space aimed at enhancing recreational opportunities for residents and visitors.
- Upper Merion Township/King of Prussia remains a highly sought-after community. In 2024, Fortune magazine ranked Upper Merion Township No. 2 on its list of the 50 Best Places to Live for Families. The township’s population reached 35,000 in 2023, marking a 26 percent increase over the past decade. Since 2016, more than 3,500 new housing units have been built, demonstrating strong demand and low vacancy rates across rental and for-sale properties, as highlighted in the District’s 2024 Housing Report.
The 2025 Report to the Community showcases King of Prussia District’s key 2024 initiatives across its five core programs. Notable achievements include:
- Completion of the award-winning First Avenue Linear Park & Road Diet Projects, enhancing accessibility and walkability.
- Installation of a comprehensive Renaissance Park signage suite, featuring three gateway signs, 21 directional signs, and 21 driveway signs to improve navigation.
- Expansion of the District’s Research & Data Analytics Program, delivering valuable insights to stakeholders, elected officials, the commercial real estate industry, and media.
- Launch of the District’s new Data Dashboard, tracking 14 key metrics related to commercial property trends, commuter patterns, the housing market, and business tax impacts.
- Growth of the HQ KOP campaign, including a new commercial airing on broadcast television and streaming platforms to attract businesses and headquarters to UMT/KOP.
- Completion of the District’s first comprehensive, nearly-year-long Community Engagement Project, strengthening connections with residents, businesses, and community partners.
