King of Prussia Takes the Throne in Retail, Business Occupancy

King of Prussia's business district's occupancy is at an all time high.

King of Prussia is booming as commercial and retail occupancy is at its highest rate, writes Paul Schwedelson of the Philadelphia Business Journal.

CEO of King of Prussia District Eric Goldstein credits this success to the increase of mixed-use of land.  

“There are places to eat at, places to shop at, things to do in and around your workday that make King of Prussia a really great location,” Goldstein said. 

The recent opening of Topgolf signifies a rise in entertainment for King of Prussia residents and visitors alike. There have been 4,000 new residential units since 2015 and employment has spiked by 20,000.  

Its office vacancy rate is only 10 percent, a staggering number in the age of COVID and impressive in comparison to the 22.9 percent vacancies of office space in major office hubs in Philadelphia, according to real estate brokerage Savills. In 2010, office vacancies in King of Prussia were at 24 percent.  

The town has 6.3 million square million feet of retail space, six and a half million square feet of industrial space, along with new medical centers and labs.  

The King of Prussia District is working on a plan for Renaissance Park and improving transportation across sidewalks and bicycle lanes.
