Proposed for Ridge Pike, Limerick: 67-Townhouse Development with Pads Devoted to Commercial Sites
On the docket of a recent public hearing of the Limerick Township Board of Supervisors, a West Chester developer, Polti Homes, proposed a mixed-use project for 142 W. Ridge Pike. Holly Herman covered the plan for the Limerick-Royersford-Spring City Patch.
The proposal — which was tabled for further discussion at the supervisors’ June 6 meeting — encompasses 67 townhomes and two commercial buildings in front of them. That next discussion of its feasibility will center around traffic implications on the busy roadway in western Montgomery County.
Nick Feola, a Pottstown engineer, described aa 25-foot buffer around the townhouses and a 50-foot buffer between the commercial buildings and the residential area.
Plans also include:
- More than 70,000 sq. ft. of outdoor open space for residents
- Two parking spaces per home, plus 23 additional off-street spots
Feola assured the meeting attendees that the project would have no undue effect on public health.
Although the lot is unoccupied and most other structures nearby are either residential or abandoned commercial properties, the route is heavily traveled. Less than a mile to the west of the proposed site is Turtle Creek Golf Course in Limerick, which has several commercial entities — Sunshine Cafe, Bruster’s Ice Cream, Golf USA, Jungle Wonder — nearby.
