While there has been a trend of falling home prices throughout the nation and in the region in the past few months, many houses in Montgomery County and the rest of Philadelphia’s suburbs are still managing to reach record prices, partly due to the continued demand coupled with low inventory.

The trend is evident in the Philadelphia Business Journal’s list of the 25 most expensive home sales in the region for the first seven months of 2022, where the cheapest home sold for $3.5 million.

Two of the listed properties are in Montgomery County.

A five-bedroom, seven-full-and-three-half-bathroom home located at 1431 Colton Road in Gladwyne tied for 15th place. The property sold for $4,050,000 in July.

Meanwhile, a home with seven bedrooms and eight full (plus three half) bathrooms located at 1131 Green Valley Road in Bryn Mawr ranked at No. 23. The property sold for $3,599,000 in June.
