International Real Estate Firm to Acquire Montgomery County Shopping Centers for $115M

Medipower Public, an international real estate investment firm that owns Centre Square Commons in Blue Bell, is buying six grocery-anchored shopping centers in the region from Berwyn-based Brandoloni Companies for an estimated $115 million, writes Natalie Kostelni for the Philadelphia Business Journal.

The Cyprus-based company has put under agreement properties that were offered up for sale last November. The portfolio includes two local shopping centers – Dreshertown Plaza and Limerick Crossing.

Prior to the pandemic, Medipower began buying Philadelphia-area retail properties with grocery stores as anchor tenants. It acquired Centre Square Commons, an 88,598-square-foot shopping center anchored by Aldi, in January 2020 for $40 million. Around a year later, it acquired Cross Roads Plaza in neighboring New Jersey for $25 million.

In addition to the two Montgomery County shopping centers, the latest purchases also includes Lionville Shopping Center, Marketplace at Westtown, Hamilton Square, and Spring Towne Shopping Center. The grocers that anchor these properties are Giant, Acme, Aldi, and George’s.

Together, the centers total 741,902 square feet. The portfolio is currently 90 percent leased.
