Developer Presents New Plans for Property Across from Limerick Costco

A new plan for the development of a property across from Costco in Limerick was recently presented to township supervisors, writes Evan Brandt for The Pottstown Mercury.

Sanatoga Springs Phase II was first introduced in 2011 and requested 244,000 square feet of commercial space along with 300 residential units. Three years later, the plan was revised to encompass 260,000 square feet of commercial space.

The newest iteration of the proposal, which will be presented to the zoning hearing board before the end of the month, is now looking for just 38,000 square feet of commercial space with 273 units of one-bed and two-bed housing in 21 buildings.

According to Ed Campbell, who spoke on behalf of the developers, the main advantage of the new plan is the huge reduction in impervious surface, which stops stormwater from being absorbed into the ground. This includes parking spaces, which will be reduced from over 1,500 in 2011 to 612 under the new plan.

However, this reduction in commercial square footage would also leave the township with “fewer ratables,” said Township Supervisor Tom Neafcy.

The plan will be further considered by the supervisors at the April 6 meeting.
