Prompted by the pandemic, developer Mark Nicoletti, one of the chief executives at King of Prussia-based Philadelphia Suburban Development Corp., is planning to build a healthy office complex in Malvern, writes Katie Park for The Philadelphia Inquirer.

To prevent clustering and the spread of germs, The Aire will have no conference rooms, cafeterias, or communal areas. Instead, the three-building, 750,000-square-foot office complex will feature private balconies, high-end airflow and filtration systems, and an increased number of entrances and exits to help prevent congregating at elevators, stairs, doorways, or halls.

“Why would I stay in an unhealthy building?” said Nicoletti. “That’s the question. The alternative is there’s going to be a new generation of buildings.”

And although construction has yet to commence, it is expected that The Aire will be ready for tenants by the end of next year.

The office complex will also likely be about 10-15 percent more expensive per square foot than the region’s average rate for high-end office space, which is $32.85 per square foot.

“Healthy buildings are going to transform the market,” said Nicoletti. “This won’t be a trend. This will be the standard.”
