A developer needs to get two sets of approvals for a new project that straddles the line between Lower Merion and Narberth, writes Richard Ilgenfritz for the Main Line Times.
The planned development of two multifamily buildings is officially listed at 3 Elmwood Avenue in Narberth. However, due to the roadway reconfiguration a few decades ago, the property sits both in Lower Merion and Narberth.
The issue was discussed recently at a joint meeting of the Lower Merion Township and Narberth Borough planning commissions.
“It’s complicated by virtue of the fact that its frontage is very much entirely in Lower Merion, but the largest percentage of land for this particular site is in Narberth Borough, and our hope is both municipalities will view this development cooperatively,” said land-use attorney Fred Fromhold.
The entire process is creating some complications for the developer, such as having to pass through two sets of zoning codes. So far, nothing has been decided however the developer has kept the option of changing its plans to better align with both communities open.
The talks about the plan will resume in December.
