Gladwyne is Greater Philadelphia’s Most Affluent Area

Seven out of the ten richest zip codes in the Greater Philadelphia area are from the Main Line, with Gladwyne on top, writes Michelle Caffrey for Philadelphia Business Journal.

American City Business Journals did a comprehensive data analysis using 12 data points based on population, education levels, housing values, and income to determine the most affluent areas in the country.

When limiting the results to just the Greater Philadelphia region, Montgomery County’s Gladwyne took the crown closely followed by Merion Station.

Gladwyne also ranked near the top nationwide, reaching 19th out of the 22,568 ZIP codes in the analysis. Two other Montgomery County ZIP codes also ranked highly with Merion Station at 47 and Villanova at 123.

“We’re not the wealthiest communities in the United States, but we’re kind of the next tier,” said Susan Wachter, a professor of real estate and finance at The Wharton School at the University of Pennsylvania and co-director of the Penn Institute for Urban Research.

According to Wachter, this success comes partly from factors such as its prominent health care cluster. This is helped by major players such as the Children’s Hospital of Philadelphia and the University of Pennsylvania which pay high-end salaries.
