Horsham-Based Toll Brothers Reinventing Phoenixville One Project at a Time
Phoenixville is in the midst of a construction renaissance, and Toll Brothers is a big part of it.
The Horsham-Based homebuilders are nearing completion of an $80 million apartment project called Riverworks. And several other proposals that could throw another 1,000 multifamily units onto the market are in the works, writes Natalie Kostelni for the Philadelphia Business Journal.
According to Kostelni, one plan involves constructing an age-restricted community with 500 units in the borough, while another is a 440-unit complex that would rise on a five-acre property referred to as the Barto site at the western edge of Bridge Street.
The other proposals being floated are smaller but still significant for the community where apartments, particularly new ones, had once been a scare commodity.
The two larger projects are being pursued by a partnership involving the DeMutis Group, which has had a long history of real estate development in Phoenixville. DeMutis helped complete Phoenix Village, a two-building complex with 275 apartments and 20,000 square feet of retail space.
If demand for units at Phoenix Village is any indicator, Toll’s 349-units at Riverworks should see robust leasing activity.
“We’re killing it,” said Manny DeMutis about filling the units at Phoenix Village. “We’re leasing 30 to 40 units a month and will raise rents as of July 6.”
