A Horsham retail site with Wawa, CVS and P.J. Whelihan’s has hit the market for $18.3 million near Willow Grove.

A prominent Horsham retail development anchored by Wawa, CVS, and P.J. Whelihan’s has hit the market with a combined asking price of $18.3 million, writes Emma Dooling for The Philadelphia Business Journal.

The five-parcel property on Easton Road sits on 7.68 acres at the corner of Route 611 and Blair Mill Road, about three miles north of Willow Grove Park Mall. According to marketing materials, the parcels can be sold together or separately.

The site includes a 5,585-square-foot Wawa, a 12,900-square-foot CVS, and an 8,000-square-foot P.J. Whelihan’s Pub and Restaurant. Two undeveloped pad sites are also part of the offering, adding future development potential for buyers willing to pursue updated zoning approvals.

The Wawa parcel carries the highest asking price at $7.52 million, followed by CVS at $4.7 million and P.J. Whelihan’s at $3.37 million. The two remaining pad sites are listed at $700,000 and $2 million.

One of the more attractive features for investors is the tenant lineup itself. Wawa, CVS, and P.J. Whelihan’s all have long-term leases in place, creating steady income potential at a busy Montco intersection.
