Moody National REIT II, a Houston real estate investment trust, has sold the 125-key Hampton Inn Philadelphia Great Valley Malvern in Frazer to BNS Associates for $10.4 million, writes Emma Dooling for the Philadelphia Business Journal.
The deal, which closed on Dec. 11, 2025, comes out at $83,200 per key, below the average price per room of $100,971 for hotel sales in the region.
The Hampton Inn Philadelphia Great Valley Malvern, set on 3.7 acres, was built in 1998 and totals 62,127 square feet. The five-story limited-service establishment also features a fitness center, meeting rooms, and an outdoor pool.
Moody National purchased the hotel in September 2017 for $15.3 million plus closing costs and listed it for sale roughly a year ago while moving forward with a plan to sell its assets and dissolve.
When it entered into a purchase agreement with BNS Associates, a hospitality and law firm, Moody National had nearly $7 million in mortgage debt tied to the hotel as of late September.
In the first nine months of 2025, the Hampton Inn generated $2.5 million in revenue.
