Chester County has seen the highest influx of residents in Pennsylvania over the last four years, writes Ryan Mulligan for the Philadelphia Business Journal.
According to Census Bureau data as of July 1, 2024, the state’s wealthiest county gained over 26,300 new residents between 2020 and 2024. That is an increase of nearly five percent for the seventh largest county in Pennsylvania.
Chester County experienced consistent growth during the pandemic years. Since 2021, the county added at least 5,000 residents annually, with peaks of 8,000 in both 2022 and 2023. Growth slowed slightly the following year, with 5,435 new residents joining the county.
But while more people decided to start calling Chester County home over the last four years, it did not record the largest overall increase in people over the same period. In fact it came in third, behind Pike County (6.5 percent) and Cumberland County (6.2 percent).
However, Chester County still managed to attract the most new residents despite having the most expensive home-buying market in Greater Philadelphia, with a median sales price of $495,000 in February.
