Major construction projects along the western edge of Center City are nearing completion, shaping the area with their diversity, writes Paul Schwedelson for the Philadelphia Business Journal.

The newcomers include an office tower, a life sciences building, and a new apartment building along the Schuylkill River.

“The myth of the monolithic office district is dead,” said Center City District CEO Prema Katari Gupta.

The properties that are being developed around the office-centric section of Center City are evolving. The three latest projects are expected to be completed within the next 15 months, further transforming the Center City West submarket.

While the transformation of the once-sleepy pocket of Philadelphia along West Market Street has been underway for some time, these new projects are set to further elevate its status.

Breakthrough Properties is set to complete its eight-story science building this spring. Meanwhile, PMC Property Group’s 22-story, 287-unit apartment building is expected to be finished by summer. Parkway Corp. anticipates that the office building, which will house insurance giant Chubb, will be ready by early 2026.

Parkway Corp. CEO Rob Zuritsky said that the advancing projects will dramatically change the area.
