A Montgomery County Community Is Also Pennsylvania’s Most Expensive Neighborhood

This local community was declared the most expensive neighborhood in Pennsylvania.

For the second time in nearly a year, a neighborhood in the Philadelphia region has been declared the most expensive neighborhood in Pennsylvania, based on average home prices.

Villanova, with an average home price of $3,762,000, is honored as the state’s most expensive neighborhood, writes Matt Pelkey for CashNetUSA.

The same community had that title back in June of 2023 from CashNetUSA, based on data collected from the real estate platform Zillow.

Villanova, with a population of about 8,200 people, is in the heart of the Main Line and home to Villanova University

Nealy 97 percent of the homes in Villanova are owner-occupied, with median household income that exceeds $250,000.

To come up with a list of the most expensive neighborhoods in each state, CashNetUSA used Zillow data to identify neighborhoods in the towns and cities of all 50 U.S. states. 

The home prices in each area were added up, then divided by the number of properties to create the average price in every neighborhood.

The most expensive neighborhood in the nation is in Manalapan, Florida, with homes averaging $39,761,000.
