BET Investments’ $150M Upper Dublin Project Ready to Move Forward

The Promenade at Upper Dublin will be developed on 75 acres at the corner of Welsh and Dreshertown Roads. It will be a smaller version of the popular Village at Valley Forge and King of Prussia Town Center.

The new development will have a 402-unit apartment complex with rents in the $2,000 range complemented by 137,000-square-feet of retail space spread across 25 acres.

The developer is looking to sign a series of fast-casual and other full-service restaurants, such as Red Stone, alongside high-end retail tenants.

The plan includes a three-acre park with a water feature for children and trails that connect with other paths in the surrounding area.

There will also be 113 age-restricted cottages which will border an existing residential neighborhood, something requested by Upper Dublin officials.

“This project is pretty big for Upper Dublin Township, but the scope of it fits into the comprehensive plan,” said Township Manager, Paul Leonard. “We see Upper Dublin primarily as a residential community.”
