Exton Square Mall
Exton Square Mall is a two-level shopping center in Exton, Pennsylvania, opened in 1973 by The Rouse Company. Once a bustling retail hub, it featured over 100 stores, including Boscov’s, Round One Entertainment, and Pennsylvania’s first Chick-fil-A.
In recent years, the mall has experienced a decline, with several anchor stores closing and occupancy rates dropping to around 62% as of April 2024.
In March 2025, Abrams Realty & Development acquired the property for $34.25 million, announcing plans to redevelop the site into a mixed-use complex featuring over 600 residential units, along with retail, dining, and entertainment spaces.
