SEPTA Seeks Development Partner for 1.4-Acre Site Next to Germantown Station

A vacant lot beside one of Germantown’s busiest transit stops may soon become something far more useful.

SEPTA has issued a request for information for its 1.4-acre parcel at 120-128 E. Chelten Ave., directly adjacent to the Germantown Station on the Chestnut Hill East Regional Rail line. 

The agency is looking for development partners to build a mixed-use project on the site, writes Emma Dooling for the Philadelphia Business Journal.

The location carries real weight. 

Situated in Historic Germantown near the Central Germantown Business District, the property sits at the intersection of transit access and one of Philadelphia’s most storied commercial corridors, where years of community planning have pointed toward exactly this kind of investment.

The early concept envisions ground-floor commercial space with apartments above, a meaningful affordability component, improved pedestrian access to the station, and public amenities. 

The proposal reflects SEPTA’s broader Transit Oriented Communities Program, which seeks to convert agency-owned land into active, revenue-generating neighborhood assets rather than letting it sit idle.

General Manager Scott Sauer framed the strategy plainly: the joint development model is designed to “secure better returns on SEPTA’s real estate assets” while advancing “equitable and sustainable development around services.”

For Chelten Avenue, where residents and planners have long called for more housing, stronger retail and a more vibrant station area, the RFI marks a concrete step toward goals that have been on the drawing board for years.
