As Data Centers Expand, Montco Communities Face Big Decisions

Montgomery County officials are preparing for data center growth, weighing impacts on water, power and local communities.

A growing wave of data center proposals is forcing Montco communities to confront a new and complex type of development, according to Evan Brandt for The Pottstown Mercury.

These facilities, which house thousands of servers powering everything from websites to artificial intelligence, are expanding rapidly across the country. Pennsylvania is emerging as a key hotspot.

Local officials say the challenge isn’t just whether data centers should be built, but how to manage their impact. Under Pennsylvania law, municipalities cannot simply ban them, meaning towns must proactively create zoning rules before proposals arrive.

Concerns center on the scale of these projects and their demands on infrastructure. Large data centers can require massive amounts of electricity and water, while also raising questions about noise, traffic, and strain on emergency services.

Several Montgomery County municipalities are already grappling with those questions. Limerick Township has proposed a 1.4-million-square-foot facility near the Philadelphia Premium Outlets, while other communities are working to update zoning ordinances or pause proposals amid public pushback.

County and regional planners are now developing model ordinances to help guide municipalities through what many describe as “uncharted waters.”

For Montco residents, the issue highlights a balancing act between economic opportunity and protecting local resources as a new era of development begins to take shape.
