Wayne’s PPR Capital Management real estate firm is making a significant move in Montgomery County with its first acquisition in the Philadelphia market, writes Paul Schwedelson for The Philadelphia Business Journal.
PPR Capital has partnered with Plymouth Meeting’s Bel Canto Asset Growth Fund to acquire Botanica Cottages, a 199-unit garden-style townhome community in Limerick Township.
The property is located at 100 Hunsberger Drive near West Ridge Pike and Route 422. While terms of the deal were not disclosed, county records show the property last sold in 2017 for $36.3 million, or about $182,000 per unit.
Formerly known as Summer Chase, Botanica Cottages was built in 1999 and features one-, two-, and three-bedroom townhomes, each with a private entrance and attached garage. Community amenities include a fitness center, pool, and spa—features that helped position the property as a strong entry point into the region, according to PPR leadership.
PPR and Bel Canto plan to begin interior renovations in early 2026, signaling a value-add strategy that aligns with PPR’s growing focus on multifamily and build-to-rent housing. The acquisition also reinforces Limerick’s appeal as a well-located residential hub within Montco.
