Fort Washington-based Toll Brothers has set the starting home prices at $1.6 million for homes in its newest Bucks County community, Lyondale Meadows, located in Newtown, writes Ryan Mulligan for the Philadelphia Business Journal.
The development will feature 45 homes, with sales opening in the fall. The luxury homebuilder acquired the 61-acre parcel in late 2024 for $6.98 million from an entity affiliated with the Archdiocese of Philadelphia.
The community homes will range from 3,520 to 5,000 square feet, and have four to five bedrooms and three-and-a-half to six-and-a-half bathrooms. They will also include garages with space for two to four cars.
Lyondale Meadows has the highest starting price among the newest communities that Toll Brothers is launching in the Philadelphia region. The $1.6 million starting point is significantly above the $977,000 average home sale price that Toll Brothers recorded nationwide last year.
The developer originally planned to develop 158 acres but returned nearly 100 acres to the township for open space, proceeding with plans for the remaining 61 acres.
As a result, stated the company, the homes will be “surrounded by 90 acres of picturesque open space and walking trails.”
