Toll Brothers has launched Hearthfield, a new 54-home luxury community in Collegeville, writes Paul Schwedelson for Philadelphia Business Journal.
The new community is on a 29-acre site formerly occupied by Two Particular Acres farm, designed with every home on a cul-de-sac. It features residences ranging from 3,029 to 3,672 square feet with four to five bedrooms, 3.5 to 5.5 bathrooms, basements, flexible living spaces, and two-car garages.
Homes in Hearthfield start in the mid-$900,000 range, with a sales center and model home located at 304 Grayson Court, Collegeville, about 1.5 miles from Route 422. Toll Brothers acquired the property from Edward and Gail Foley for $3.1 million, according to county records.
The Fort Washington-based homebuilder remains highly active in Montgomery County, with additional projects including Regency at Waterside, Stonebrook at Upper Merion, Charterfield Landing, and Bellflower.
Toll Brothers had a record-breaking 2024, generating $10.6 billion in home sales revenue, with an average home price of $977,000. The company delivered 10,813 homes, a 13% increase from the prior year, fueled by high demand for new construction amid a tight resale market.
Despite national expansion, Toll Brothers continues to focus on the Greater Philadelphia region, with several new developments in the pipeline.
