The Sanatoga Green Projects Gets Approval for Major Residential Development

The Sanatoga Green project just received preliminary approval from the Lower Pottsgrove Commissioners to add 200 apartments and two restaurants to an already busy interchange, writes Evan Brandt for The Mercury.

The site, located at 147 Evergreen Road and within the Gateway Mixed Use zoning district, spans nearly 21 acres of challenging terrain, including steep slopes and floodplain areas. The approval, passed 3-2, faced opposition from commissioners Mike McGroarty and William Keohane, who criticized the developer, Sanatoga Land Holdings LP, for insufficient collaboration with the township.

This marks the next phase of the $146 million Sanatoga Green project, first proposed in 2014. Initial plans included townhomes, medical offices, and a hotel, but have since evolved to potentially include a full-scale hospital. A zoning amendment approved earlier this year allows for taller buildings and helicopter landings to accommodate the hospital concept.

To address concerns over project sequencing, the township holds a $350,000 letter of credit to ensure commercial components follow the residential development.

Preliminary approval moves the project to detailed planning stages, with final approval likely years away. The apartment complex will include four buildings, a clubhouse, and a playground, alongside extensive stormwater management infrastructure. Despite uncertainties, township officials remain optimistic about the economic and community impact of the development.
