George Washington Wood Bed & Breakfast, a 142-Year-Old Victorian Hits the Market
The historic George Washington Wood Bed & Breakfast in Conshohocken is now on the market for $3.2 million, reports Emma Dooling for the Philadelphia Business Journal.
The three-story, 142-year-old Queen Anne Victorian building features six bedrooms, each with its own bathroom, and is being sold fully furnished, along with the bed and breakfast business.
Owner Joe Rutkowski and his late wife Carol purchased the property in early 2016 for $485,000, investing three years into renovations before opening the bed and breakfast in March 2019. Carol, who grew up nearby, had always dreamed of owning the property, making it her “labor of love.” After her passing in 2020, Joe continued to run the business, also using it as an event venue for local restaurant Brunch, but decided to close the bed and breakfast this past summer.
“It was an adventure, but now it’s time to let it go,” he said.
The property, located at 201 E. 5th Ave., offers a range of amenities, including a living room, dining room, office, commercial kitchen, and six-car parking lot. It remains in “pristine condition,” according to Rutkowski, with original doors and door handles intact. Potential buyers could continue operating it as a bed and breakfast, convert it to an Airbnb, or use it as a private residence.
The house, built in 1882 for George Washington Wood, son of Conshohocken’s first burgess and U.S. Congressman John “Squire” Wood, has deep historical roots in the community. Its prime location, near local eateries and Mary H. Wood Park, adds to its appeal.
