Norristown Reviewing Proposal for Mixed-Use Development On 68-Acre Site Next to State Hospital

Norristown is currently reviewing a proposal to build a mixed-use complex on a 68-acre site near the Norristown State Hospital that promises to be the borough’s largest-ever development of its type, writes Kevin Riordan for The Philadelphia Inquirer.

The $300 million Preserve at Stony Creek would have townhouses, apartments, stores, flex space, and a public gathering place. It would be situated on a prominent expanse of land along West Sterigere and Stanbridge Streets that was once part of the adjacent hospital’s campus.

“There aren’t a whole lot of opportunities to get 68 acres developed in Montgomery County,” said Thomas Lepera, president of Norristown’s Municipal Council. “This is a great opportunity for us to position Norristown in the regional marketplace. It’s a comeback.”

According to lead developer Anthony E. Maras, president of the Pinnacle Realty Development in Harleysville, the proposal envisions a 728-unit mix of apartments and for-sale townhouses along with 60,000 square feet of retail space that would include a grocery store.

Adding over 200,000 square feet of a “tech campus” suitable for life science firms and skills training programs has also been envisioned as part of the plan.
