A five-story, 7,155-square-foot Rittenhouse Square brownstone that was originally placed on the market 15 years ago has finally been sold, writes Ryan Mulligan for the Philadelphia Business Journal.

The property sold for $2.625 million — about half of its original list price — to a New York buyer, according to Nancy Alperin, a broker with Maxwell Realty Co., who represented the sellers on the deal.

The roughly 160-year-old home was originally listed in 2009 for $5.2 million, and bounced on and off the market over the past 15 years, trading hands between five different brokers.

It was converted from a nine-unit apartment building about 20 years ago.

Luis Bird and Oscar Soldano were the sellers of the home, who spent about two-and-a-half years remodeling it after purchasing it in 2000 for $645,000. A pending sale last spring at nearly $3 million ultimately fell through.

Alperin, who has held the listing since mid-2022, called the price tag “one of the best values in the history of the world,” as it’s essentially a mansion in one of the top neighborhoods in Philadelphia at well under $400 per square foot.

“That’s finally how someone looked at it from an exterior viewpoint,” Alperin said.
