Center City Housing Units Have Reached A 5-Year High

More new housing units have been built in the Center City area over the past year than in the previous four years, writes Aaron Moselle for WHYY.

Data from a new Center City District housing report indicates that residential construction could continue to rebound from its pandemic lows in 2020 and 2021. 

The report focuses on a section of Philadelphia it refers to as “Greater Center City.”

The neighborhoods include Fairmount, Logan Square, Queen Village, and other parts of South Philadelphia. Collectively, the area is home to roughly 200,000 residents.

A total of 2,844 units were completed in the area last year, according to the report. This represents a slight increase over 2022, and a significant increase over 2020 and 2021, when 1,126 and 1,780 units were completed, respectively.

Clint Randall, CCD’s president of economic development, noted that Greater Center City is seeing more aligned population growth and housing unit production compared to the city overall.

The report also highlighted that another 7,181 units are in the pipeline.

“With well-designed public incentives, Philadelphia has the opportunity to add more affordable opportunities within mixed-income developments in Greater Center City,” the report said.
