Massive Industrial Complex Coming to Happy Days Farm in Exton

Atlanta developer Portman Holdings is planning to build a huge 1.9 million-square-foot industrial complex in Exton on the site of Happy Days Farm, writes Paul Schwedelson for the Philadelphia Business Journal

The company recently acquired 169 acres at 1130 Pottstown Pike. The site sits between Route 100 and I-76. The combined price of the purchase and the expected costs of the development are estimated to be $330 million. 

Portman’s plans call for the construction of three warehouse distribution buildings. The work will be done in two phases, with the first phase already underway.

Construction within Phase 1 is set to start in the fall and it will include one 636,120-square-foot building that is expected to be completed in summer 2024. 

The second phase will start six months after the commencement of the construction in the first phase. Two structures will be added over that period, including a 1.1 million-square-foot building and a 154,440-square-foot building. 

“There simply is a lack of modern industrial space for the purposes of moving consumer goods or storing things in the area,” said Portman Industrial Managing Director John Gaskin
