Bryn Mawr-based Alliance HP Sells Three Industrial Buildings Near Airport

Alliance HP, which is based in Bryn Mawr, has sold its three industrial buildings in Southwest Philadelphia for almost double its 2021 purchase price, writes Paul Schwedelson for Philadelphia Business Journal.

The three buildings located at 3201 S. 76th St., 3250 78th St., and 3440 Bartram Avenue are in Eastwick about 2.5 miles from the Philadelphia International Airport.

The name of the buyer has not been released yet, but the properties were sold for a combined $24.7 million which is 86 percent more than Alliance paid for it two years ago.

All three buildings are fully leased, and tenants include the tool wholesaler MEDCO and Dickinson Fleet Services. The buildings, which are 122,373 square feet in total, include clear heights between 17 and 22 feet, 14 loading doors, five drive-in doors, and 63 parking spaces.

Alliance was represented by JLL in the sale. John Power of JLL said, “These properties were well received in the market due to their irreplaceable location, stable cash flow and good tenant mix. We saw very strong interest during the market process and were pleased with the outcome.”
