Plymouth Meeting Executive Campus for Sale: One Valuation Estimates a Nine-Figure Windfall
The five buildings that comprise the Plymouth Meeting Executive Campus are on the market, and a ballpark valuation sees more than $100 million as a possibility. Paul Schwedelson unlocked the details in the Philadelphia Business Journal.
The collection of structures — four four-story buildings and one six-story — comprise 521,288 sq. ft. of space. At $200+ per square foot, a reasonable expectation by a real estate industry source, the total acquisition could net $104.3 million for present owner Brandywine Realty Trust.
Spanning 22 acres, the Plymouth Meeting Executive Campus was built between the mid-1980s and early 90s.
The five buildings are:
- 600 W. Germantown Pike (89,626 sq. ft.)
- 610 W. Germantown Pike (90,088 sq. ft.)
- 620 W. Germantown Pike (90,183 sq. ft.)
- 630 W. Germantown Pike (89,870 sq. ft.)
- 660 W. Germantown Pike (161,521 sq. ft.)
The campus, across Hickory Road from Plymouth Meeting Mall, has 125,094 square feet of space available, according to a listing on LoopNet, meaning there is a 76 percent occupancy rate.
Tenants include Harmony Biosciences and Actalent.
