Mixed-Use Development Proposed for Property in Heart of King of Prussia

Piazza Management is proposing a mixed-use development on 1100 First Ave.

A King of Prussia property could soon be seeing a mixed-use development. The space was acquired by developer and car dealership owner Vince Piazza in 2016 before he passed away. Now, an affiliate of his company, Piazza Management, is requesting that the space at 1100 First Avenue be turned into hundreds of new apartments and a parking garage, writes Ryan Mulligan for the Philadelphia Business Journal.

The property, located in King of Prussia’s Business Park, is two miles from the mall. On it currently sits a vacant, two-story office building with 60,000 sq. ft. and a 43,000 sq. ft. warehouse.

Piazza Management’s intentions are to add five stories to the office building’s existing two, more than doubling its square-footage.

In terms of new construction, the developer intends to create two, six-floor residential buildings with a total of 342 apartments — 171 units in each building. Behind them would be a five-story parking garage with 1,356 spaces in addition to 387 surface parking spaces, the plans show.

The warehouse space would remain.

The proposal comes amid an uptick of new development in the area, a Montgomery County commercial corridor that Piazza once called a “rare and unique opportunity” for new construction.

His company’s intentions would also benefit from proximity to the King of Prussia Rail Line, whose last-stop station is planned for the corner of First Ave. and Moore Rd.
